Quick answer

Cast iron boilers often last 20 to 35 years with regular service, steel boilers somewhat less, and high-efficiency condensing boilers usually 15 to 20 years. Water quality, yearly service and how hard the boiler cycles matter more than age alone. Leaks from the boiler body, rising repairs and poor efficiency are the signs to start planning a replacement.

Typical lifespans by type

Cast iron boilers are the long-lived ones. With yearly service and clean water, many last 20 to 35 years, and some Connecticut basements still hold boilers older than that. Steel boilers tend to last somewhat less. Wall-hung condensing boilers are lighter and more efficient, and they usually last 15 to 20 years with proper maintenance. These are typical figures, not promises; the condition of the boiler matters more than its birthday.

What shortens a boiler's life

Fresh water is hard on a boiler. Systems that leak and keep taking in new water bring in oxygen and minerals that corrode and scale the inside. Oversized boilers that short cycle wear out faster, and steam boilers suffer when the water level and water treatment are ignored. Skipped service lets soot and combustion problems build up until parts fail.

What extends it

Yearly service with combustion testing, a sealed system that does not keep taking on water, correct pressure, working expansion tank and air separation, and a boiler sized to the house all add years. On steam, regular blowdown of the low-water cutoff and keeping the water clean matter most. See boiler tune-ups for what a yearly visit covers.

Signs your boiler is near the end

Water leaking from the boiler body rather than a fitting, cracked cast-iron sections, rust and scaling inside the firebox, repeated repairs in the same season, rising fuel bills with no change in use, and parts that are no longer made are the signs to start planning. Banging, short cycling and uneven heat can be repairable faults, so they are worth a diagnosis before anyone talks replacement.

Repair or replace?

If the boiler is sound and the failure is a part, repair usually wins. If the heat exchanger or sections are leaking, replacement is the only real fix. In between, look at the boiler's age, the cost of the repair compared with a replacement, and how much fuel a modern boiler would save. See boiler repair for how we test before recommending either.

Plan before it fails

Replacing a boiler in October costs the same as replacing it in January, but the January job comes with no heat, rushed decisions and fewer choices. If your boiler is old and showing signs, get a heat-loss calculation and a quote during the off season. You will have time to compare options, apply for incentives and choose between a like-for-like swap, a condensing boiler or a heat pump paired with the boiler.
